Asphalt maintenance is a year-round concern, as each season can introduce damaging elements for your residential or commercial paved driveway or parking lot. During the winter months, extra attention and maintenance is needed to avoid and to take care of damaging conditions. This is important to your business’s and home’s attractive curb appeal, as well as protecting your investment. It is your duty as a property owner to ensure that the surface of your driveway, walkways and parking lot are safe for use by vehicles and pedestrians.
Lack of maintenance and care will leave you at winter’s end with crocodile cracks and potential potholes. Randazzo Line Striping will happily work with you to create an inspection and maintenance schedule to ensure the longevity of your pavement.
Repair Cracks. If you see any cracks, call us and we will come out and repair and seal them to prevent them from becoming a bigger issue such as potholes. Once water seeps into cracks, the trapped water freezes then thaws, causing the cracks to become bigger.
Apply water resistant sealant. Periodically seal or waterproof your driveway with a high quality sealing product. This will keep your driveway looking good and helps prevent damage.
Snow Plows. See next month’s blog, where I will give you pointers on how plows effect your driveway and how to avoid the damage they may do.
Leaves. Use a leaf blower to remove all leaves, not just in the winter, but year-round.
Spills and leaks. Be sure to clean up all spills with a pressure washer to avoid stains.
De-Icing Agents. It is important to avoid using salt on asphalt or cement driveways in winter, especially during the first year. Salt can be damaging to porous material and lead to cracks and other damage, harm vegetation and corrode metal. Use milder products such as potassium chloride, which is also eco-friendly. However, the best way to add traction to an icy driveway is with kitty litter or sand.
Roof gutters. Make sure your gutters aren’t draining directly onto your driveway.
With regular maintenance and care, your driveway and parking lot can remain a safe, attractive, well-kept part of your home or business.
